Building Permit Design
The final and most important stage of technical documentation for buildings up to 400 m² GFA — the basis for obtaining the building permit decision.
The Building Permit Design (PGD) is the technical documentation submitted with the Request for Issuance of a Building Permit Decision. For buildings with a gross floor area (GFA) of up to 400 m², the PGD is the key and final design stage.
It is important to note that after the PGD is adopted — i.e. the Building Permit Decision is issued — the designed solutions cannot be changed without amending the decision itself. For this reason, the precision and completeness of the PGD is of paramount importance.
What the PGD for buildings up to 400 m² GFA covers
In accordance with the law and subordinate legislation, the PGD for this category of buildings comprises one part:
- Volume 1 — Architecture: structural-technical, technological and operational characteristics of the building
- Description of complete equipment and installations
- Technical-technological and organisational construction solutions
- Investment value of the building
- Conditions for future maintenance of the building
Documentation required for PGD
- Location conditions — define all parameters for preparing technical documentation
- Certified cadastral-topographic plan (KTP) — prepared by a licensed surveyor
- Geotechnical report — defines soil composition and foundation conditions (mandatory for the Belgrade area, and as required at other locations)
After completing the PGD, a request for the Building Permit Decision is submitted to the competent local administrative authority.
